Make each comparison like for like
Write down the same requirements for every home: number of usable bedrooms, cooking space, cooling, reliable connectivity and the journeys you expect to make. Separate essentials from preferences before judging a pool, view or large living room.
Ask for a quote for the exact unit, dates and length of stay you want. Confirm whether furnishings, internet, cleaning, garden or pool care are included. A video showing several price points does not establish a market average or guarantee similar availability now.
Test location through ordinary journeys
Pick three repeatable trips from each candidate home, including the return journey. Allow for the way you plan to travel rather than assuming you will ride a scooter. Test the address in person at the hours you expect to be out, and listen inside the bedroom during a second visit if possible.
Ask about access to the property, maintenance contacts and what happens when an appliance fails. Record the answers beside the quoted rent so convenience and recurring responsibilities do not disappear from the comparison.
Inspect before committing
Never rent a long-term home sight unseen. Use a short initial stay to visit the exact property, test the spaces you will use and check that promised repairs are complete. Online footage is a shortlist tool, not a replacement for that viewing.
Agree written deposit-return conditions, permitted deductions and a repayment deadline before paying. Keep a receipt, photographs of existing condition and an acknowledged inventory. Dave has heard deposit-return problems from other renters, although he and Kim did not experience that issue themselves.
Keep move-in cash separate
List deposits, rent paid in advance and setup purchases separately from monthly spending. A refundable deposit still ties up cash. Leave room between arrival and a long-term decision so the pressure of a temporary booking ending does not make the choice for you.
