Use a listing to start a conversation
The original account describes David comparing options and sharing what he noticed before making his choice. It is a useful reminder to build a shortlist rather than treating the first attractive listing as the only possibility.
When contacting an owner or agent, ask for the precise location, recent photographs, available dates and the rent for your intended term. Establish who you are dealing with and who is authorised to rent the home. A social-media profile alone does not answer those questions.
Inspect the home you would actually rent
Never rent long term sight unseen. Use temporary accommodation while you view your shortlist, then inspect the exact unit rather than a similar home in the same development. Open cupboards, try taps and appliances, look at ventilation and check whether the furnishings you saw will remain.
Think about your daily route as well as the house: shopping, meals, exercise and transport home after dark. If possible, visit at different times so your decision is based on more than one quiet viewing.
Ask for the full agreement
Put the rent, term, utility charges, maintenance responsibilities and notice arrangements in writing. Ask how a repair is reported and who makes decisions if an appliance stops working. Clarify any restrictions that would affect you, such as guests, pets or changes to the furnishings.
For the deposit, agree the return conditions, allowed deductions and a clear return deadline before paying. At move-in, record existing wear, the inventory and meter readings with the person handing over the property. Keep a copy that both sides can refer to.

Marketplace was David’s preferred source in that particular search; it is not a guarantee that every listing there is reliable or that it is always the best channel. David has heard many deposit non-return stories, but he and Kim did not experience that problem. Use the film to prepare a patient, informed search of your own.
